Homes England and Vistry progress plans for new community at Upton Lodge Farm, Northampton
Homes England and Vistry, the UK's leading specialist mixed-tenure housebuilder, have reached an important milestone in the delivery of a new community at Upton Lodge Farm in Northampton, following the exchange of contracts to bring forward the development.
The announcement follows the grant of outline planning permission by West Northamptonshire Council earlier this year for up to 1,400 new homes, alongside extensive green space, community facilities and supporting infrastructure.
As the development moves into its next phase, Vistry will prepare a comprehensive Design Code and Masterplan to shape the vision, character and design principles of the new neighbourhood. These documents will inform a future Reserved Matters planning application, setting out the detailed design, layout and landscaping of the scheme.
The development will deliver a range of much-needed homes, including up to 40% affordable housing, helping to meet local housing needs and create a mixed and balanced community. All homes will be built to the Future Homes Standard, providing energy-efficient, low-carbon homes that support lower running costs for residents.
Alongside new homes, the development will create significant social and economic benefits for the area, including investment in local infrastructure, new employment opportunities during construction and enhanced public open spaces for residents to enjoy.
Vistry is targeting a start on site in early 2028, subject to the approval of the Design Code, Masterplan and subsequent Reserved Matters application. The development forms part of a wider commitment by Homes England and Vistry to support housing delivery and create sustainable communities that provide lasting social, economic and environmental benefits.
